One of the questions I hear most often is, “Should we stay in Kailua-Kona or Keauhou?” There is no wrong answer. The better question is what you want your mornings, afternoons and evenings to feel like.
First, where are Kailua-Kona and Keauhou?
Both are on the west side of the island of Hawaiʻi, in the Kona region. Historic Kailua Village—usually called Kailua-Kona or simply Kona—is the area’s lively waterfront center. Keauhou is farther south along the coast and is recognized as one of the island’s major resort destinations.
The official Hawaiʻi tourism site describes Kona as a broad, sun-filled district with historic places, coffee country and ocean adventures. It describes Keauhou as an area known for sunny weather, snorkeling, kayaking, history and nighttime manta rays.

Walkability, variety and vacation energy
What staying near central Kailua-Kona feels like
Central Kona works especially well when you like being able to decide at the last minute: walk toward the water, find dinner, browse shops, stop for a drink and stay for sunset. You feel closer to the activity of town and can build easy days without scheduling every hour.
Beach and downtown within an easy walk
From Kona Mansions, Honl’s Beach is approximately a five-minute walk, while the restaurants, shops and attractions of downtown Kailua-Kona are about seven to ten minutes away on foot.
That makes Mansions especially convenient for travelers who want a beach morning, an afternoon in town and dinner by the water without repeatedly getting in the car.
History, markets and the waterfront
Historic Kailua Village offers much more than restaurants. You can visit Huliheʻe Palace, a former royal vacation home that is now a museum, and Mokuʻaikaua Church, both directly on Aliʻi Drive.
Browse the Kona Farmers Market—generally open Wednesday through Sunday from 7 a.m. to 4 p.m.—then continue along the waterfront for views of Kailua Bay, the pier and Ahuʻena Heiau.
Breakfast, volleyball and evenings out
For a relaxed Kona day, walk to Island Lava Java for its popular oceanfront breakfast, watch or play at the sand volleyball court at Coconut Grove Marketplace, and cool down afterward with shave ice or gourmet ice cream from Gecko Girlz.
In the evening, downtown offers live music, oceanfront drinks and karaoke; Sam’s Hideaway is known for karaoke, although guests should confirm the current schedule before going.
Leave the car at Mansions
A car is still valuable for exploring the rest of the Big Island, but downtown parking can be expensive and inconvenient.
At Mansions, guests have a dedicated parking space directly in front of the condo. Being able to leave the car there and walk to the beach, breakfast, restaurants, shops and nightlife is one of the property’s greatest advantages.
North Kona and Kohala are a little closer
Because Mansions sits north of Keauhou, it gives guests a small but useful head start toward the white-sand beaches and towns of North Kona and Kohala.
Kua Bay is often about 25–30 minutes away, and Hāpuna Beach about 40–50 minutes, depending on traffic. Continue inland to Waimea for green ranch country, local food and paniolo culture, or make a longer North Kohala day of Hāwī and the dramatic Pololū Valley Lookout.
I would not choose a condo based only on a few minutes of driving, but if several north-island days are on your itinerary, Mansions is the more convenient starting point.

What staying in Keauhou feels like
Keauhou has a slower, more peaceful rhythm. It is the kind of place where coffee on the lanai, time by the pool and an evening close to the water can become the plan—not just the time between plans.
Walk to dinner, groceries and a movie
Peaceful does not mean isolated. From Keauhou Bay Resort you can walk to Keauhou Shopping Center for a movie, several restaurants, KTA Super Stores, Longs Drugs and everyday necessities.
Sunset Kai Lanai is a favorite for its sweeping Pacific view and spectacular sunsets.
Markets and free hula nearby
The center hosts the Keauhou Farmers Market every Saturday from 8 a.m. to noon and free hula performances on Fridays, generally from 6–7 p.m.
At the nearby OUTRIGGER Kona Resort & Spa, the Hoʻoulu Community Farmers and Artisans Market is held Wednesdays and Fridays from 9 a.m. to 2 p.m. Schedules can change, so I recommend checking the linked official pages before heading out.
Swim, snorkel, paddle and fish at the bay
Keauhou Bay is a protected, welcoming place where guests swim, snorkel, paddle, kayak and fish. Boats use a designated ramp and departure area rather than the quietest shoreline areas where people enjoy the water.
Always observe that day’s conditions and posted instructions and stay well clear of the ramp and boat traffic. I provide a fishing rod at the Keauhou condo, and golfers are also close to the public Kona Country Club.
One of Kona’s best-known snorkeling spots
About a mile along Aliʻi Drive is Kahaluʻu Beach Park. Its protected, shallow reef is popular for tropical fish and honu sightings.
Guests can use the snorkeling equipment provided at the condo, while always following current ocean conditions and reef-protection guidance.
Captain Cook and South Kona are an easy day trip
Keauhou also puts you closer to the Captain Cook and South Kona area than central Kailua-Kona. Captain Cook village is roughly a 15–20-minute drive in normal traffic, while other destinations vary depending on where along the coast you are going.
South Kona is worth a day of its own: visit a Kona coffee farm, explore the clear water and history of Kealakekua Bay, or continue to Puʻuhonua o Hōnaunau National Historical Park to learn about one of Hawaiʻi’s most significant cultural places.
For guests who want peaceful Keauhou mornings and easy access to the historic and agricultural side of Kona, this location gives you a very practical head start south.
A memorable place for manta-ray adventures
Keauhou is strongly associated with manta rays. I have swum with the mantas four times, and it remains one of the experiences I recommend most.
If possible, I suggest choosing a sunset tour so you get the changing sky and the manta experience in one outing.

Is Kailua-Kona or Keauhou better for first-time visitors?
Kailua-Kona is often the easiest introduction if you want restaurants, shops and the historic waterfront close by. Keauhou can be the better fit if a peaceful resort-style setting and proximity to bay activities matter more.
Can I stay in Kona without renting a car?
Yes. Central Kailua-Kona is walkable to downtown dining and the waterfront. Keauhou offers a different kind of walkability: Keauhou Shopping Center, markets, restaurants, the bay and nearby snorkeling can all be reached on foot from Keauhou Bay Resort. A rental car is still the easiest way to explore the island beyond either neighborhood.
Which area is better for couples or a honeymoon?
Both can work beautifully. Choose central Kailua-Kona for date nights you can walk to and a livelier vacation. Choose Keauhou for a quieter, romantic atmosphere, lanai time and a resort-style setting.
Which area is closer to manta-ray tours?
Keauhou is particularly convenient for manta-ray experiences. The Hawaiʻi Tourism Authority notes that manta rays feed in the Keauhou area at night, and several ocean excursions operate from the Kona coast.
